Have you wished to have a summer vacation home of your own, just anything to get away for a weekend or a week or if you are very lucky, the whole summer? With the real estate market the way it is today, this might be the perfect time to strike out and start looking. There are a lot of vacation homes available and not that many buyers, so you just might have a chance to strike a good deal. Remember as the owner, you have the right to rent out the property the time you are not using it, so you could actually turn a profit, or at least get a free vacation. Of course the prices listed here are the lower end for each community and type, but you will have a point at which to start.

Long Island is a great place to spend the summer vacation. With the wineries and great beaches, the summer concerts at Jones Beach State Theater and all the summer festivals, petting zoos and so much more, there will be something to keep everyone busy and happy and you will have a new property that will increase in value.

Riverhead
Riverhead is on the north shore of Long Island right where the island divides into the two forks. It is on the protected side and right on the beach and in the middle of wine county. Plenty of golf courses out here also. You can get 2 bedroom mobile homes in a park start at about $70,000 but remember you have to adhere to the rules of the park and you may not own the land the house is on and in that situation, you would have to pay rent on the land. You can get a 3 bedroom colonial house starting at about $285,000/ A 2 bedroom condo can be had for about $320,000

Montauk
Montauk is famous for its lighthouse. It is just about as far out on the south fork of Long Island as you can go and still be on the island. A mobile home here will start at about $85,000. A small one bedroom co op will cost $175,000. A small two bedroom house will start at about $260,000.

Greenport
Greenport is on the north fork of Long Island, as far out as you can go and still be on the island. Plenty of beaches and a short drive to the wineries. A one bedroom co op here will start at about $190,000.

Southold
Southold is just before you come to Greenport and right on the beach. A two-bedroom ranch house will go for about $400,000
