Tips on Selling Your Home - Presentation
First of all, you really want to take the time to highlight all of the home's positive features in detail in your newspaper or web advertisements. For photos, get the best time of day for an exterior shot and nice angled photo shots of the rooms in your home for your advertisements. Remember that buyers look for space, flooring, lighting, doors, windows, curb appeal, etc. You do not want to show any clutter in your interior photos. Sell, give, or box up all clutter throughout because it happens to devalue a home and its space. De-clutter in important areas like the kitchen, bathrooms, garages, cabinets, and closet spaces before taking photos and showing your home. You may want to give your home's interior a fresh coat of neutral paint colors. When a potential buyer walks into a home, they will imagine their own belongings in the rooms of the home. Neutral colors will help compliment any décor and furnishings. Windows should be clean and open to all views of the yard. Rooms need to be well lit during a walk through. Try to place your furniture in a way that can maximize space and enhance positive features that your home may have, like windows and doors. Burn candles and purchase light aroma odor neutralizers during the time you are selling your home. You do not want those pesky odors that you have become accustomed to through out the years to end up turning away a sale. Fabrics and carpets hold a lot of these odors and should be deep cleaned, if possible by a professional. Walk through the home as if you were the buyer and fix anything that is cosmetic, electrical, plumbing, and crucial to the sale of the home.
