How to Formulate a Purchase Offer on the Perfect Home

First, it is important to consider exactly what you are purchasing with your home. Fixtures including built in appliances and cabinetry are normally sold with the home, but you should verify this with the seller. You may consider something part of the house, only to find out the seller has taken it with them before moving.
Make a list before making an offer in writing of what you want to stay with the house. Be specific, and talk to the seller to make sure that you are in agreement. Keep in mind that may items can be purchased after the sale of the house to complete the look of your home, so this should not become an enormous area of contention in an otherwise perfect home.
However, some sellers simply will not part with an antique mirror or mantel that you consider part of the home. If you are buying the house in part because of the environment these items create, you may have to reevaluate your desire to offer for the home. Also take a look at the outside of the home; some devoted gardeners may plan on taking some of their prized plants with them.
Outdoor storage buildings and greenhouses should also be put on this list. Some people may consider these items to be personal property, while others may consider them part of the house. Refrigerators, microwaves, chandeliers, even portable air conditioners must be listed if you expect them to stay.
Conversely, make sure that any undesirable items will be disposed of before you take possession of the property. Many large items are costly to remove and dispose of, make sure that you are clear that the seller is responsible for these items.
Your list should be placed within a purchase offer and should be signed by both the seller and the buyer. If there is no place within the contract for such a list, add it is an addendum to the contract. If you would like to use a preprinted list already prepared, mark specifically the important items in this list.
