Real Estate Investing Without Ever Leaving Home

I live in the middle of the desert. I am so far away from everything that it actually takes me 45 minutes just to drive to my nearest Wal-Mart. For a long time I have wanted to to try Real Estate Investing, but having no real real estate market anywhere near me, I just gave up the hope that I could achieve it.

Then by chance I heard that there were others out there that invested in properties that were out of their own state, and that sometimes they didn't even go to look at the properties! If only I could find out what they are doing and do that for myself then I could actually become a successful Real Estate Investor right where I am at. I decided that I wanted to study and learn how to become a Real Estate Investor without ever having to leave my home or looking at any properties.

It took me quite a while to find some way I could do this. I thought of the possibility of buying an apartment complex and simply handing it over to a property management company. Unfortunately, the down payment required for a multi-million property was a little more than I could do.

I began with Trust Deeds because I figured that even though I can't go out and do any construction or rehabbing myself, I might as well cash in on some of the profits of others who are doing it. I found way to get a 14-18% return on my money by partnering with a long time successful Real Estate Investor and Developer named Luis Garg. I help supply him with money for his projects and he lets me share in the profits via a very high interest rate for my money. I am currently getting 16% on my $10k investment with him. I partner up with him again in the near future for even more projects.

The second opportunity I found was with a private company that allows me to buy properties at 80% LTV with a tenant-buyer already contracted in place to pay rent for 6-9 months and then to buy the property at a higher price. Pretty much a pre-setup lease option deal. I am really excited to start working with this company and we are putting our first two deals together as I write this. I will write another article in a few months on how the whole experience went and more details about all of it.
