You have heard the old saying Location! Location! Location! In real estate location is vital. Location makes or breaks the value of your property. If you constructed your condo on a Florida beach front you could easily watch your property rise upwards into the millions, or if your home rested in New Jersey next to a bus stop bound for New York, you might as well sit back and watch the value soar by thousands.

If your home or property is located in an area with a well known and excellent school district, sellers can expect the value to climb much faster than a home that rests in an area with a questionable school district. This fact is especially true when you are dealing with buyers who have elementary aged school children. After a child’s transition from infancy, parents feel that it is wise to move to an area that offers a great elementary education for their children. This factor allows for homes in an excellent school district to sell faster and to bring higher premiums. In order to give their children a more well-rounded education, parents find themselves more willing to shell out more money.

If your home is located in a school district that is very highly distinguished it could hold a value of more than 10% than a home that is in a school district that is not as highly honored or achieved. Homes that sit right across the street from one another could very well be valued quite differently due to the fact that they are in differing school districts. In addition, if you purchase a home that is already in a good public school district, and is also located near a distinguished private school your value could possibly climb even further. It is a common practice for an appraiser to assess a home value by the school district it is in. Value is driven by demand, and demand can very well be driven by reputable elementary schools.
