So your house has been on the market for two months. At first, you had some showings, but now, you are lucky if it is one every two weeks. What happened? The answers are simpler than you think, but you just might not want to hear them. As a Realtor, it is my job to represent my sellers' best interests. Sometimes that requires a good bit of tact and gentleness, but it always requires the whole truth. Some people are more than willing to make any changes necessary to get their home sold, but others feel there is nothing wrong and that the failure of the house to sell rests solely on the shoulders of their Realtor. Admittedly, not all Realtors are good ones, and that is sometimes the case, but before you pass the blame, consider the following things that make a home difficult to sell.

Is your price too high? Most homeowners are convinced that their home is worth more than it actually is. Your Realtor can show you comparable properties and what they sold for. Don't be fooled into thinking that the homes sold for the same price they were listed for. Most often, this is not the case. Are your pricing your home too high because you want people to make an offer and you're leaving yourself room to dicker? Although you want to leave yourself some wiggle room, anything over a few thousand dollars will be a huge turn off to potential buyers, and other real estate agents. They will label your home as overpriced and many times will not bother to show it at all.
