Real Estate Market Trends in Chattanooga, Tennessee

It seems as though Chattanooga, TN has escaped the bust of the real estate market. There is not a lot of signs that it will fall anytime soon especially with new subdivisions and homes up for sale on a daily basis. The average home sell time is about 30 days, according to Prudential Real Estate agent, Brian Kelly. I sat down with him to get a few tips and tricks on getting a good deal when buying a home.

Here are a few of the tips he gave me to grab a hold of and I want to share them with you.

1. Do your research on the house.
Make sure you research everything about the house and the rest of the neighborhood. Scope out what houses are there and learn what you can about the area to make sure that is where you want to live. Find out how much per square feet they are charging for the house and compare that to other houses in the area. Check to see if the house has had any major repairs in the past few years that the owner has had it. Then check the overall maintenance history of the house to see what has been worked on.

2. Invest in a quality real estate appraiser.
Just because you have the details on what has happened with the house never means that you know the full history. Real estate appraisers know more than meets the eye and can spy out the little things that will give you a big headache. Most homes now come with an inspection by an appraiser, but it is still good to pay the money to get the home appraised.

3. Showing emotion while looking at a house is a bad thing.
Even though you love the house you are looking at, it is still a good idea to go in there with a poker face and you will be able to get your best deal. If you seem overly excited about the place and you love it, the real estate agent will take that as a sign and not do much negotiating. That is something we do a lot of and do not really budge on the price of the home.
