Selling Your Home in a Buyer's Market

Countless numbers of people all across the United States are waiting for offers on their homes, but selling a house in a buyer's market is challenging to say the least. Just getting someone through the door to consider your home isn't easy. A buyer's market is overwhelmed with real estate options, and buyers definitely have the upper hand. Houses no longer sell themselves, and it's necessary to take the following steps or you won't stand a chance of selling your home in a buyer's market.

Pricing


Before ever considering the following tips for selling your home in a buyer's market, your home must be priced to sell. For example, just because your house appraised for $200,000 last year doesn't mean you'll necessarily even be able to secure an offer for $180,000 in a buyer's market. Ask your realtor to do a market analysis to determine how much comparable houses are currently going for in your location. Those who owe too much on their homes and those who would be penalized for selling early may need to reconsider their desire to sell. No amount of cleaning, organizing, and simple updating will help sell your home if your home is priced too high in a buyer's market.

Cleaning


A buyer's market presents a great deal of competition, and no one wants to buy a house in need of extensive cleaning. Make sure your home is in tiptop condition and as clean as you'd like it if you were looking to buy. This includes going over the inside as well as the outside of cabinetry, carpets, flooring, walls, light fixtures, and any other areas in need of deep cleaning. Buyers don't care that you live in your home, and if your home isn't as clean as a model home, you won't stand a chance when trying to sell in a buyer's market.

My home has been for sale for over a month, and no one has made an appointment to see it as of yet. In the current buyer's market in northeast Indiana, I'll be surprised if anyone makes an appointment to see it let alone submit an acceptable offer.

That's very true Simon. After the lenders are finding homes being dumped back in their laps, they aren't so willing to give mortgages to anyone capable of fogging a mirror.

whats more, more people are finding it harder to get mortgages nowadays!
