Once the bank has approved you make sure they give you a pre-approval letter to show the Realtor when you go to look at homes the amount of money your bank is willing to loan you towards a property. This lets the Realtor know what price of a home you can afford. And lets the Realtor know up front that your loan is guaranteed and that they are not wasting their time showing you the properties. The pre-approval letter also assures you of the amount you can borrow and what price of homes you need to be looking for.
When you are being shown these homes please check them out as well as possible and hire a home inspector if the property is a older home or even if it is newer but has issues that you see. A home inspector will normally charge you about 300.00 to inspect a home but if they find a big issue with the home that you don't know about it can save you thousands of dollars in the long run.
