Becoming a landlord is no easy task. As a matter of fact, it can become particularly daunting at times. However, if you have the will, know-how, and personality for it, this is a job that can be lucrative and rewarding. Following are some great reasons to become a landlord.

1. You like to manage and micro manage.

Being a landlord is all about managing. If you can keep track of a property and everything that goes with it, half the battle is complete right there. You also have to manage paperwork, such as leases, apartment condition forms, and credit reports. And don't forget about managing your tenant's issues! There will be lots of them. Be prepared for appliance repair, yard work, insect and rodent issues, and so on. Every little thing including many things you have never even thought of before, needs to be managed.

2. You don't mind frequent interruptions.

Interruptions of your daily life and personal schedule will occur, and the interruptions will become more frequent with the amount of properties you are responsible for. Sometimes tenants have emergencies, such as a broken water pipe. This is a situation that must be taken care of immediately, and cannot wait. This means that you will have to be willing to drop whatever you are doing to tend to this need, or be able to call someone right away who can repair it.

3. You must be a good communicator.

You must like working and communicating with others to be a true success at this job. Communication is a huge part of the landlord/tenant relationship, and without it, things do not fare so well. Communicating your expectations to the tenant is a great way to make sure things run smoothly. This means giving them a clear and concise lease that covers all bases, running a credit and/or background check on them, and getting them to fill out a rental unit condition form at the beginning of the lease. All of these items are great tools in helping you communicate to your tenant what your expectations of the lease term are. When the tenants know and understand the rules, this helps them to become better tenants.
