Trying to figure out which Las Vegas community will work best for you and your family can be difficult. Especially if you are trying to make this decision while you are hundreds to thousands of miles away from Las Vegas. Here are some items that will assist you in finding the perfect Las Vegas neighborhood for your family. Don't forget to include your Las Vegas real estate agent in this exercise.

Community Amenities

Make a list of all amenities that you would like to have in or around the neighborhood. Figure out which of these amenities are "must haves" or "preferences." Here are some items to get you started: gated; guard gated; community pool; community spa; club house; fitness center; tennis courts; golf course; close to shopping; schools; parks; library; walking/jogging trails; availability of public transit .

Community Features

Determine what features are desirable to you in a neighborhood. Features are those items of a neighborhood that give it its character. For example: Vegas is in the desert. Most neighborhoods have desert landscaping in the front and back of the home. This means rocks and shrubs. If this type of landscaping doesn't appeal to you then you might want to look at older neighborhoods where the landscaping is more mature and green (yes, sometimes there is even grass). Other features to consider:

Lot Size - our lots tend to be on the small size with an average lot size being about 4,500 sq. ft.

Driveways - some newer home communities have shorter driveways or no driveways at all.

Sidewalks - some newer home communities have no sidewalks or sidewalks on only one side of the street (more common).

Community Standards (CC&R's) - if it is important to you that your neighbor not park a car in his front yard then you want to be in a community with CC&R's. On the other hand, if you want to be able to park a car in your front yard then you want to avoid these communities.
