Four Alternatives to Help Heirs of Real Estate Sell or Manage Their Property

It is an unfortunate and sad reality that we lose loved ones at one point or another in our lives. Some of our beloved relatives and friends were home owners and were thoughtful enough to leave their property to someone whom they trusted and considered to be responsible. What if that someone turns out to be you? What if you are not interested in living in the home? What are your alternatives?

I strongly suggest that you conduct a thorough title search before you exercise any of the alternatives that are available for you. A title search will show the past history of ownership and if any liens exist on the property. As an inheritor, you will become responsible for taking care of any outstanding debts that are on the home.

Your next step is to make sure the property taxes on the home are current. Again, as the new homeowner, you will be responsible for any outstanding debts on the home which includes back taxes that the previous owner may owe.

Here are several alternatives you can choose from if you are not interested in living in the home:

Alternative One-You can rent the home to a responsible tenant. This alternative will give you the choice of keeping the home and making a profit at the same time. You must make sure that you rent to someone who seem to have pretty good character and a clean background. Interview your potential tenant in order to get a good feel on their personality. The ideal tenant is one who is upbeat and exhibits a positive attitude.

You can take the extra step of running your potential tenant's credit in order to find out if they have had any problems in the past with any previous property owners. Also, the credit report will show if the potential tenant is responsible with making timely payments to their creditors. Avoid renting your home to anyone who has poor credit!

Charge your tenant a fair market value for rent and accept a fair amount of money for a deposit. Inform your tenant that you will return the deposit once they decide to move out of your property and will only probate a portion in accordance to the amount of damage done to your property.
