Home staging is something that home owners have been doing for decades to improve the chances of a quick sale. You can conduct your own home staging expedition, or you can hire a professional to do it. In fact, in some areas of the country, Realtors will do some measure of home staging for their clients, though this is becoming less and less commonplace.

Home staging refers to the practice of preparing a home for sale. It might include cleaning the house from top to bottom, trimming trees and bushes in the yard, adding flower arrangements to the tables and counters, rearrange furniture for maximum appeal, and eliminating any clutter that might detract from the overall effect. Of course, as with anything else, you get what you pay for.

In some cases, home staging means working with whatever resources are available at the home; other times, the home stager will bring in "props" to help with appeal. When you hire a home staging expert to prepare your home, it is absolutely essential that you obtain an accurate price quote before work begins.

Do First Impressions Really Matter?

Amy Townsend of Re/Max Realty in Houston, Texas, says that first impressions are monumental when it comes to selling a house. "You can't correct a bad first impression," she says, noting that most people won't re-tour a home in the hopes that it will look better than on first glance.

If you're going to sell your house, it's vital that you do whatever you can to increase the appeal of your home. Home staging can make a strong difference, but only for a price. If you don't expect to garner a large profit from the sale, you're better off staging yourself and leaving professionals out of the equation. However, if your financial situation depends on a high price tag, factor home staging into your marketing costs along with a Realtor commission.
