Get that House Sold: Tips for Selling in Any Market
We're all tired of the bad press of the real estate market. Let's turn it around, one house at a time.
As a professional real estate appraiser for fourteen years and part-time investor, I can give you a pretty good idea what can work for you.
First and foremost, hiring a good real estate sales professional is still the best way to sell your home. Always interview at least three real estate professionals before making any quick decision to go it alone.
Just because Aunt Mary or your Cousin Joe is in the business, doesn't mean they are the right person for the job. It's always best to get referrals. Check the local paper's real estate section. Find out who is selling in your area and make a few calls. A good agent will be prompt, courteous and knowledgeable about your market condition.
The more daunting task of selling your house FSBO or "for sale by owner" is not for the faint of heart. The good old days of advertising on a dog-eared corrugated sign planted near the sidewalk simply won't do. The crowds will never come.
Offer agents incentive to bring buyers your way. Don't skimp on the custom commission. Remember, real estate agents are your friend. Don't get me wrong, you can still sell by yourself. We are still talking about saving a few percent, just not the whole ball of wax.
Let's not get too greedy. Buyer's agents will make life much easier. With knowledge and a little luck, it is possible to save a few bucks. Here are a few possible fees involved for the do it yourselfer in the Washington Metropolitan Area. Your area may differ.
· Pre Listing Appraisal - $300-$400
· FSBO Agent Fee (Listing on MLS) - $495
· Newspaper Advertising - $300-$500
· Combination Lockbox for showings - $25-$35
· Marketing Brochures - $50-$100
· Real estate lawyer - $150-$300
Assuming you care to get the maximum return on your investment, savvy buyers demand a house they can move in and relax. They don't want to lift a finger. Many are not interested in repairing a fence, painting the exterior trim or removing old carpeting.
