Many homeowners who are looking to sell their homes first try selling it themselves. While this is not necessarily bad many homeowners fall victim to sales people from online home listing sites and end up spending far to much for the little resources they receive.

Most buyers start their home search online, so it is advisable to have your home there in some form, but you have to be careful where you place it. Listing sites have world wide appeal. People in every part of the country can see your home. But those people are not the one who are looking for it. Any site you consider listing on needs to have a sophisticated search system that matches homes to buyers within that region. There are many sites that individuals have started as a home business to capitalize on the housing boom of the late 90's. These sites are often simple and run by individuals who are not system gurus. With these sites your home often gets lost in the crowd.

Buyers are busy people. They don't have the time to be combing neighborhoods for signs or combing little known web sites. Be sure you ask how the listing company plans to advertise their own company. Do they pay for top placements with the large search engines? Do they run conventional advertising? How does the general public know about them? How many hits do they average a day? How many of those are from your city? If a buyer never knows that web site exists then you have thrown away your money on a listing that wont create any buzz.

Another mistake many homeowners make is allowing that listing to be their only advertising. A home owner cannot list their home in one area and sit back to watch the offers come rolling in. They need to be proactive about selling their home. Researching local advertising outlets including papers, public posts, magazines and mass mailings will help set your home apart from the hundred other homes that are listed online.

Selling a home For Sale By Owner is not wrong but a home owner needs to be careful where they advertise. Otherwise the money they thought they were saving in Realtor commissions gets lost in useless and ineffective advertising.
