Selling Your Home to Buyers from Outside the U.S.

If you have a property that you want or need to sell and are having problems you might consider selling to a non U.S. citizen or entity. These days due to the current market in the United States such a sale may be an attractive alternative. In making efforts to complete such a transaction
there are some areas to which you need to pay special attention; marketing your property and legally conveying the sale of the property.

To market your property overseas you there are several things you can do to make the sale of the property known to prospective buyers. To do this the first step is to perform a search on a major search engine with keywords as follows; Sale, U.S. Property, Foreign Buyer, Marketing . For example, if using Google this search will return over 2,7 million hits. A review of just any 10 of those will give you direct contact with several companies that are already in the business of marketing US properties to foreigners.

The second step in your marketing efforts might be to place some advertisements in English Newspapers in various or target countries. For example, if you were interested in selling your home to an Indonesian you can locate the prominent English newspaper bye doing the following Internet search; Indonesia, Newspaper, English. This search will easily give you information on the two major English language newspapers in that country. With that information you can make contact and place an advertisement in their papers.

Although owners can always make sale by owner this is one situation where an agent really earns his commission so it is my advice that you have an agent handle the sale, even if you are the one that finds the buyer. You can negotiate the commission if you have located the buyer. Using an agent who has already handled sales of U.S. property will protect you in several ways. It will save you a lot of time, possible frustration and misunderstandings.
